CARBON MONOXIDE CAN KILL
Unsafe gas appliances produce a highly poisonous gas called carbon monoxide (CO). It can cause death and serious long term health problems such as brain damage.
You can't see it, taste it or smell it but it can kill quickly with no warning.
According to Gas Safe, in the last year 14 people have died from CO poisoning and 234 have suffered health problems from CO exposure. This poisonous gas is released when gas appliances are incorrectly fitted, badly repaired or poorly maintained. An annual safety check, arranged by us and carried out by a Gas Safe registered engineer, will prevent you from being exposed to low levels of carbon monoxide.
What is carbon monoxide?
Carbon monoxide (CO) is a highly poisonous substance which is produced by the incomplete burning of gas. This can happen if a gas appliance has been incorrectly fitted, badly repaired or poorly maintained or if flues, chimneys or vents are blocked.
You could be inhaling CO without realising it. You can't see, smell or taste it, but at high levels it can kill you in minutes. Even breathing in a small amount can cause loss of consciousness and death.
Properly managed, gas is safe. Poorly managed, gas can produce harmful levels of carcbon monoxide.
Oil and solid fuels such as coal and wood can also produce carbon monoxide. That is why we also carry out annual safety checks to oil fired boilers and solid fuel appliances.

Our responsibility for gas safety
At Eden we are totally committed to ensuring total gas safety for our tenants and residents and our policies and working procedures help us to deliver this. We are required, by law, to carry out an annual gas check on all properties where we have installed gas appliances. We employ qualified Gas Safe Register engineers to carry out these free checks to ensure your health and safety.
If your Gas Safety Certificate is more than ten months old, then it's now time for your annual gas safety check. We will always tell you in advance that we need to gain access to your home to carry out the check, so please make sure we can get in.
Warning!
If you do not give us access, we will not hesitate to seek to obtain a court injunction to allow us entry. If that is what it takes to make sure your home is safe, then that's what we'll do.
Our Gas Safety service
We deliver a quality service, acheiving high access levels to our tenant's homes to carry out gas servicing. This is helped by our sensitive but robust approach to managing cases where tenants refuse us access.
We are flexible about the times when your gas service can be carried out. Just call our Repairs Hotline on 0800 3581 401 for an appointment that suits you. In 99.1% of our homes, a service is completed before the old certificate expires.
We begin our process at the 10 months stage, which means that the vast majority of our homes receive a gas service more frequently that the recommended 12 months.
What happens if you won't let us in to carry out the gas safety check?
- If two gas servicing appointments are missed by a tenant we will begin to take action to make a third and final attempt
- If we are still not able to get into the property, we will apply to the court for an injunction. and will seek to reclaim our costs for legal expenses from the tenant.

Gas Leaks
If you smell gas:
- Turn off the gas immediately - the main on/off lever is next to your gas meter
- Open windows and doors
- Do not touch any light switches or plug sockets
- Do not light any matches
- Ring the Gas Emergency Service immediately on
