Planned Maintenance
We carry out improvements to your home through planned maintenance programmes. At EHA we want to ensure the sustainability, safety, and functionality of our properties while providing a safe and comfortable homes for our tenants.
Planned investment includes the replacement of key components of your home including;
- Kitchens
- Bathrooms
- Windows
- External doors
- Roofs
- Heating
We also carry out other planned works such as road resurfacing and cyclical decoration of the outside of our homes and buildings.
Improvements are carried out in your home based on the age and condition of the component. We use information gathered from repairs history and stock condition surveys to plan when replacement of components are due.
Repairs will be carried out where possible to maintain the life of each of component, occasionally if the component isn’t able to be repaired it may be replaced or added to an earlier programme.
We aim to carry out a stock condition survey on your home every 5 years, this helps us to assess the condition of each component and plan when it will be due to for replacement.
We will write to you before the programme is due to start to let you know your home may be included; we will need to arrange for a pre works survey to be carried out to check that work is actually needed (for example, despite the age of the component, it may be in good condition and not need replacing)
We will write to you to let you know when the work will take place, who will be carrying out the work and how long we expect it to take to complete the work.
We encourage tenants to positively consider work being carried out to the home; replacements such as heating, windows, doors and roofs will improve the thermal comfort of your home helping to reduce heating costs. It also means you should need less repairs carrying out in your home.
We understand the upheaval of improvement works can be difficult to manage for some tenants, and we will work with you to try to overcome some of these difficulties.
If you still do not want the works carrying out, we will as you to complete a refusal form. This might mean won’t be considered again until next program of works.
Improvements are based on the condition as well as the age of what is being replaced, so you may not have the same improvements as your neighbour.
Yes, you will have a choice of kitchens, bathrooms and doors. There may be some restrictions to windows and doors depending on local planning restrictions.
