Our commitment to tenants
Our homes are our most important asset. Over the next five years, our priority is to make sure the homes we already own are safe, well-maintained, energy efficient and fit for the future.
This strategy explains how we will invest in our existing homes, listen to tenants and make the best use of our resources. While we will continue to build new affordable homes where local need exists, our main focus is on improving and maintaining the homes our tenants already live in.
Why this matters?
The social housing sector has changed significantly in recent years. New safety requirements, higher standards for landlords, and a greater focus on tenant wellbeing mean that we must continue to invest in our homes and services.
We are committed to:
- Keeping tenants safe.
- Providing good quality homes
- Tackling damp and mould quickly.
- Providing good quality homes.
- Improving energy efficiency.
- Listening to tenants and acting on feedback.
- Making sure investment delivers value for money
Our key objectives
We will prioritise completing outstanding improvement works and continue investing in:
- Kitchens
- Bathrooms
- Roofs
- Windows and doors
- Heating Systems
This will help ensure homes remain safe, comfortable and in good condition
By 2030, every home will have received a stock condition survey within the previous five years.
This means we will have accurate information about the condition of our homes so that we can plan future improvements and invest where it is most needed.
We will ensure all relevant homes continue to meet the Decent Homes Standard, providing tenants with homes that are:
- Safe
- Warm
- Weatherproof
- In a reasonable state of repair
We want homes to be cheaper to heat and better for the environment.
By 2030, all relevant homes will achieve a minimum EPC rating of C
- This will help:
- Reduce fuel bills.
- Improve comfort.
- Reduce carbon emissions.
- Support our environmental responsibilities.
Some homes can be difficult or costly to maintain, are inefficient to heat or may no longer meet future needs.
We will review these properties carefully and consider the best long-term option, ensuring any decisions are made with tenant interests at the centre.
To help ensure resources are spent wisely and that remaining assets continue to provide value to tenants and local communities we will review;
- Septic tanks
- Garages
- Other non-core assets
.Housing regulations continue to evolve. We will regularly review our policies and plans to ensure we continue to meet future standards and legal requirements
Tenant feedback helps shape our priorities.
We will:
- Carry out home visits and surveys.
- Consult tenants on improvement programmes.
- Use complaints and compliments to improve services.
- Report back on how tenant feedback has influenced decisions.
What will success look like?
By 2030 we aim to:
- Prioritise overdue improvement works
- Have up-to-date condition information for every home
- Achieve 100% compliance with safety requirements
- Ensure 100% of relevant homes meet the Decent Homes Standard
- Achieve EPC C or above in all relevant homes
- Continue to deliver high levels of tenant satisfaction
- Invest in homes where improvements will make the greatest difference to tenants
Building new homes
Although our priority is looking after existing homes, we also recognise the need for more affordable housing across Eden.
Over the life of this strategy we will:
- Complete the 53 new homes already in our development programme.
- Work with local communities and developers to increase affordable housing opportunities.
- Plan for the delivery of more than 100 additional affordable homes in future programmes.
- Ensure all new homes are energy efficient, accessible and designed to meet local needs.
