EHA’s New Tenants’ Voice Report is LIVE!

It’s finally here… a report that showcases what you’ve told us, and the impact your views have had on our services! Over the last year, we’ve worked with tenants to make changes across our services, which have led to positive outcomes – both for EHA, and our tenants. The report summarises how we heard your voices, how we’ve listened and acted – and the impact you may feel as a result. We’ll share the report with you again individually, but for now, you can view it here: EHA Tenants Voice Report 2024-25 Towards the end of the report, you’ll find our new ‘Menu of Involvement’, where you can see all of the ways you can be involved in our work… you can then tell us how you’d like us to listen – from online surveys for specific areas of service, to joining our Board. EHA welcomes new Board Members

EHA is pleased to announce that it recently appointed two new Board Members, who will strengthen the expertise of the existing Board. Joining the Board of Management are Paul Vines and Sue Powell.  Paul brings experience in the legal field, technology, financial services, data protection and governance, whilst Sue brings experience from the social housing sector, policy and strategy. Douglas Ross, Chair of EHA, commented “We are delighted that Paul and Sue have joined our Board.  With them they bring a wealth of knowledge, working experience and life skills, which will complement the quality and expertise we already have on our Board.  We are fortunate that we can attract Members who are willing to give up their valuable time to try and improve the housing situation of others.” In addition, the Association has also recently appointed Guy Johnson to the permanent role of Director of Finance and Corporate Resources, which completes the Executive Team, alongside Chief Executive Chris Fawcett, and Director of Operations Jenny Everingham. We’ve been fundraising for Hospice at Home!

We’ve been fundraising to buy much needed gifts for Hospice at Home Carlisle and North Lakeland Over the Christmas period, we held soup and sweet lunches, raffles, lucky squares, and sales through our tuck shop to raise over £350 which has been used to purchase gifts off Hospice at Home’s Amazon Wishlist. Among the gifts are bereavement cards, a digital camera, cd player, towels, and a variety of craft equipment which will be of benefit to those being cared for by their clinical staff, complimentary therapists and family support teams. Douglas Ross our Chair commented “We’re delighted with the fundraising efforts of our staff who have raised money throughout the year. Not only is this a great opportunity for staff to get together and socialise, it also helps boost the Association’s chosen charity, Hospice at Home, who work tirelessly to ensure those in need can receive the care and support to remain in their own homes. Getting to know you better… you could win 2 weeks rent free!

We’re working to improve and update the information we hold, by gathering some information from all who live in our homes. WHO? All households will be contacted by Acuity, a specialist research company who already work with us WHY? The information we gather helps us make sure our services are inclusive, accessible and tailored to yours and your households individual needs. WHEN? Over the next 6 weeks (March, April 2025) HOW? Firstly we’ll contact tenants with email or text to complete a secure online survey, then by post… then Acuity will follow up by telephone from 01768 526301 ⭐️All completed surveys will be entered into a draw to win TWO RENT FREE WEEKS ⭐️

Valuations by JLL Chartered Surveyors

As part of how we are financed, we need valuations of some of your homes. This will be happening in the first 2 weeks in February. Surveys will be carried out for us by Jones Lang LaSalle (JLL), a firm of Chartered Surveyors: These inspections are part of a rolling programme required by our lenders, and will not lead to any change to your tenancy or to your rent. JLL will be surveying between 3rd and 14th February, which might include coming into your home. We will be in touch with you if your home is selected, to let you know more about the inspection. Please note: these inspections are not to highlight repair issues – you will need to report these in the usual way please.

EHA’s Tenant Engagement Offer – are we listening?

Last year, we introduced a new approach to engagement – developed using your feedback. Engagement at EHA is aimed to allow you to have your say on the services you care about, in ways that suit you – there are four ‘levels’: Information – sharing clear and useful information with you Consultation – you giving opinions and preferences Participation – you working with EHA to inform services and co-creation Management – you leading on decision making and governance We aim to share information with you throughout all stages of your tenancy. This newsletter, our website and social media, is where you will find information. Anything that relates specifically to you or your tenancy, we will contact you directly. We gain your views through consultations and participation work, where tenants work with us to make changes within the groups below. All feedback, and how we will act upon it is then shred with Board (who oversee all of EHA’s work), often through our Scrutiny Audit Panel: To make sure our service is working, and to identify any changes we might need to make – we need your help! Don’t lose heating in the cold snap!

Every year the first period of cold weather can cause large numbers of tenants to lose their heating and hot water as they have forgotten to check their condensate pipe from their boiler. Please remember to follow the advice below: If caught early enough, this issue is often quick and simple for someone to solve for themselves without having to wait for a heating engineer to attend. If you get your heating and hot water from a gas or oil combi boiler, it will most likely have a condensate pipe – this will usually be white plastic and will run away from the boiler to a drain – often going to an outside wall and looking like an overflow pipe. In cold weather the small amount of water that runs from this pipe can freeze up, eventually causing the boiler to shut down and stop working. By defrosting the pipe and removing the frozen blockage, you can get your boiler working again. How to defrost a frozen condensate boiler pipe Use hot water – not boiling – heated by a kettle or a microwave and pour over the end of the pipe where it is frozen using a suitable container…
