TAP is the NHF’s resident panel, who help shape their work and advise on key issues from a resident perspective. Eden Housing Association Proposed Rent Increase – April 2026 At their next meeting, our Board need to decide about what increase to apply to rents next year. We are still waiting for confirmation from the government about what the increase can be, but we are expecting around 4.8%. We think this is the minimum required to keep the business improving homes and meet tenants’ priorities. Our Board are keen to hear what tenants think so they have a clearer picture before considering our recommendation. Please note: The Government is yet to make a decision around a consultation called social rent convergence. ‘Social Rent convergence’ aims to even out social rent levels across the country, to make them more consistent.   The government is likely to announce their decision as part of the Autumn Budget in November. Savills Financial Consultants worked with Eden Housing Association (EHA) to help it agree a £45m funding package with Barclays and Nationwide. The 2,000-home housing association will use the increased financial capacity to deliver its Business Plan to invest in homes in North Cumbria. This includes building new affordable homes in areas of high demand across the Eden Valley and North Lakes and continuing to invest £5-6m a year in improving and maintaining tenants’ homes. The team at Savills Financial Consultants, alongside EHA’s legal advisors, Devonshires were able to work with EHA to agree updated loan covenants with long-term lender Barclays on an existing £19m term debt facility, with flexibilities for a fixed or variable rate, and also arrange £6m in new funding as a Revolving Credit Facility (RCF). Savills Financial Consultants also introduced new lender Nationwide to EHA with a £20m loan. Advice for victims of domestic abuse A nationwide test of the UK’s emergency alert service will take place at 3pm on Sunday 7 September 2025. The alerts will warn you if there’s a danger to life nearby, such as flooding or fires. Emergency alerts contain life-saving information and should be kept switched on for your own safety. You can opt out of emergency alerts. For example, victims of domestic abuse with a concealed phone may find it appropriate to turn off alerts.
